Awning is a mess!!!

Spent a couple of days sweating my butt off trying to remove stains from the awning after a week of camping. Not sure what it is... It could be from tree sap. And it's pretty much all over.

I've tried Camco Awning Cleaner, Armor All cleaner, Goo-B-Gone, Undo It (for removing the sticky residue from tape and bugs or tar or sap), Tilex Mold & Mildew remover (even tho it's not mold and mildew on the awning). The stains are not sticky and the sap is gone, but the brown patches remain and I cannot get them out!!! :-ang

Any suggestions?

Try a couple squirts of Dawn dish liquid and 1/8 pint Bleach in a half full 5 gal. bucket of water. Mix well where it will foam up, then brush it on the awning.
Roll up the awning with the mixture heavily applied. Leave rolled up for 4-5 minutes. Unroll and brush on again. Rinse thoroughly and let dry before storing.

My dealer suggested a product called Losso. Ever hear of it?
