Roof repair or replace

My unit is a 2010 and I found some small cracks or tears in the rubber. I am concerned about what to do. I put silicone caulk to keep water out but I'm sure if they are there more will come. What is the best way to take care of this problem?

Depending on the extent, you can try EternaBond - I have had great success in the past with it.

try this link, Robot Check, it is available in multiple sizes and from other vendors as well. If you have a large cracking area a coating may be a better choice but I have no experience with coatings.

Are the cracks on the roof membrane or is it the caulking around the vents, etc? My roof is heading to ten years and after washing it 3-4 times a year and adding self leveling caulk around the anything that comes through the roof.

Silicone caulk is not the best tool in the tool box when it comes to maintaining your roof. I suspect that it is not compatable with roof membrane. The correct product to use on your rubber roof, even for emergency repairs is a self leveling caulk specificaly for a rubber roof. In a pinch I would use aluminum duct tape to cover the crack or tear.
