Exclamation 2007 Roof soft

We are selling our camper as we upgraded and I just discovered a 3 X 2 area around the TV antenna is soft. What is a decent discount that I should provide so the buyer can handle the repair. We have not detected any leaks, but would like to
have an idea of what they may be up against for a service repair. Any ideas?

2007 Soft Roof

Our 2016 Voltage 3970 had a small drip from the area of the antenna crank handle. I retracted the antenna and it stopped. It was raining very hard, no prior problems. Went to the the roof. The mount is recessed so around the point where the crank rod sits, water can collect there and seep in. I will seal it during winter maintenance. We are full timers. Have not had any problems in subsequent rains. Place to look to make sure it does not happen again.
